Buy or sell a wood business

SawmillBusiness.com is where wood businesses change hands. Sawmills, lumber yards, kiln operations, millwork and cabinet shops. Somebody spent thirty years building it. Somebody else is ready to take it on. This is where those two find each other.

Before you list

Make it look sellable first

The honest part

A buyer cannot walk your yard on a Tuesday. They look you up. What they find is a website that has not moved in four years, a phone number that goes to voicemail, and no way to tell whether you have customers this month or you had them in 2019.

So they discount you. Not because the mill is worth less, but because they cannot see what they are buying. A business that looks run sells for more than one that looks tired, and the gap is usually bigger than the cost of fixing it.

A site that is current

What you cut, what you dry, what you build, and proof somebody bought it recently.

Leads with a paper trail

Enquiries landing in one place, tracked, so you can show a buyer where the work comes from.

Numbers you can hand over

Contacts, jobs, and revenue in a system, not in your head and a spiral notebook.

That is The Rig. If you are planning to sell inside the next year, start there and list second.

Does a wood business sell for more if it has a working website?

Usually yes. A buyer who cannot see current work, current customers, and a working way to get enquiries has to price in the risk that the revenue walks out with the owner, and that risk shows up as a discount on the offer. A live site that shows what you cut, dry, and build, a lead flow that lands in one place and is tracked, and customer records held in a system rather than in the owner's head all remove that uncertainty. They turn owner knowledge into transferable assets, which is what a buyer is actually paying for. The cost of putting those three things in place is normally far smaller than the discount they prevent, which is why sellers who plan to list inside the next year are better off fixing the shop window first and listing second.
